Listing features in this section are included in both of our BASIC & PREMIUM listing packages.
Maintain Full Control Of Your Sale
Our flat fee listing program allows you to maintain full control and accountability of your listing. It is your responsibility to maintain the accuracy of your listing data, which includes any changes in selling status. You will also handle your own showing arrangements, offer negotiations, escrow, settlement and closing details.
Canceling Your Listing
The Seller may cancel this agreement at any time for any reason, as long as the property isn’t currently under contract or in active offer negotiation. Cancellations must be made in writing with at least 48 hours notice. If any agent/broker presents an offer to purchase the Seller’s property during the listing term (‘Presented Offer’), section 6 of this Agreement shall still apply after cancellation with regards to the specific Presented Offer. A full refund may be requested PRIOR to the listing going active on the MLS system or systems ordered by the seller. Once the listing is activated, the full listing fee will be considered earned and no refund will be provided.
Listed On The Realtor’s Multiple Listing Service MLS
Your listing is submitted to the applicable Realtors MLS system for your area. There are 3 MLS systems offered. The Wasatch Front Regional MLS System, the Park City regional MLS and the Washington County regional MLS. If your property is in Washington, Summit or Wasatch Counties, we are required to list them first on the regional MLS site. If you would also like to list your home on the State wide Wasatch Front MLS, you can do that for an additional $100.
What type of “For Sale” sign should I use?
The MLS prohibits the use of non-brokerage signs on any listed property. If you want to use a FOR SALE sign on your property, MLS rules require that you use our brokerage sign. We provide a FREE brokerage sign when you choose our “Premium” listing package. If you choose our 1-month listing option, you can order a brokerage sign through this web site at a cost of $50. Signs are shipped to your doorstep by USPS. Please allow 2 to 3 days for delivery. You will need to provide your own stand. Once your property is listed, you can not use a “For Sale By Owner” FSBO sign. The MLS will fine you $100 for having a FSBO sign when your property is actively listed on the MLS.

You may post up to 10 photos with our BASIC one month listing package, or up to 35 photos with our PREMIUM 1 year listing package.
Your Name & Phone Number On The MLS
You’re the contact on the MLS. Your name and number appear on the MLS as the direct contact for real estate agents looking to set up an appointment. The public side of the MLS system by default, will only show the listing agents name and contact information. When a potential buyer without an agent calls our office to set up an appointment to see your home, we provide them with your name and phone number with instructions to contact you directly to get any questions answered and to see the home.
Realtor.com & Internet Syndication To 100+ real estate search sites.
In addition to MLS advertising, your listing will also be submitted through the Realtor’s IDX listing distribution system. Your listing will appear on many additional sites throughout your local area and the world.

Open House Advertising On MLS
Post your Open House dates and times to the MLS through our service. You conduct your own Open House and experience better exposure through Open House advertising on the MLS. This is a recent feature that most MLS systems are now employing. It is bringing rave reviews and successful results! This service is included at no additional cost. When submitting Open House times, you must allow 3 days advanced notice in order to ensure publication on the MLS.
Edit Any Aspect Of Your Listing
You can edit any aspect of your listing data. Modifications are accomplished through your online account or by emailing service@Intermountainproperties directly. When you submit for a change through the system, the change or changes will be made within 24 hours, Monday through Friday until 6 pm and Saturday until 2 pm. When the change has been made, you will receive a confirmation email letting you know your listing has been updated per your request. To speed up any change requests, please submit all requests via a single email. Multiple requests will delay the changes being made.
Add Or Replace Photos
You can add or replace photos while your listing is active.. Modifications are EASILY accomplished through your online account or by emailing our support at service@Intermountainproperties.com When you submit for a change through the system, the change or changes will be made within 24 hours, Monday Through Friday until 6 pm and Saturday until 2 pm. When the change has been made, you will receive a confirmation email letting you know your listing has been updated per your request. Use ONLY photos that you’ve taken personally or that you have the rights to use in your listing. The MLS will assess a fine of $1000 to you if you use unauthorized photos from another person or a previous listing.
Buyer-Agent Commission Offering Is Your Choice
As of August 2024, the MLS will no longer allow commissions payable to a buyer’s agent be posted on the MLS. Sellers can still offer a commission to a buyer’s agent. Agents will call the seller directly to inquire about the commission amount being offered.
While there is no obligation for the seller to pay a buyer’s agent a commission, offering little to no commission could push this expense to a potential buyer. This may cause the buyer to decide not to see your property or not make an offer.
If, during the Listing Period, the Company or another real estate agent locates a party who is ready, willing and able to buy, lease or exchange (collectively “acquire”) the Property, or any part thereof, at the listing price and terms stated on the MLS Data Input Form, or any other price and terms to which the Seller may agree in writing, the Seller agrees to pay a buyer-agent commission in the amount which will be negotiated and agreed to at the time an offer is presented and accepted by the seller. The Buyer-Broker Commission, unless otherwise agreed in writing by the Seller, the Buyer’s agent and the Company, shall be due and payable from the Seller’s proceeds on the date of recording of the Closing documents for the acquisition of the Property.
Intermountain Properties will also collect a .15% transaction fee at closing.
For example– if the seller agreed to a 2% commission payable to the buyer’s agent at closing, the seller would pay a total of 2.15%. The 2% to the buyer’s agent plus the .15% to Intermountain Properties. If no buyer’s agent was involved in the sale, the seller would only pay the .15% transaction fee at closing, regardless of how the buyer came to purchase the property.

FREE Brokerage Sign
The MLS prohibits the use of non-brokerage signs on any listed property. If you want to use a FOR SALE sign on your property, MLS rules require that you ONLY use a brokerage sign. We provide a FREE brokerage sign when you choose a Premium MLS listing. Signs are shipped to your doorstep by USPS. Please allow 2 to 3 days for delivery. The MLS will issue a $100 fine for use of a non-authorized yard sign like a “For Sale By Owner” sign.
Advertise your OPEN HOUSE On The MLS
Submit your OPEN HOUSE dates and times through your online account as often as you like.
Pause & Restart Your Listing Anytime Within Your Listing Period
You may pause and re-start your MLS listing at any time and for any reason within your listing period… at no additional charge. This feature does not cancel your listing off of the MLS but instead places your listing in the “Off Market” category on the MLS. This action removes the listing from “active” status on the MLS and drops the listing from all public access sites.
Virtual Photo Tour
If you prefer to have a VIRTUAL PHOTO/VIDEO TOUR of your property, you can order your custom photo/video tour through a provider of your choice. The tour provider must be approved by your local MLS (verify with the tour provider before you purchase a virtual tour).
Broker Review Of Offers & Closing Paperwork
Upon the Seller’s request, a licensed agent will review and provide an opinion on the merits of any purchase offer submitted to the Seller. The agent will also provide instructional assistance on how to accept an offer, and give assistance in developing and communicating a counter-offer as may be necessary. A licensed agent will also review the Seller’s closing documents (HUD1) prior to the time of settlement unless the Seller elects to be independent of such help.

List Now
